s13 sr20det tranny leaking into car

I have a sr20det powered 510 and my tranny is leaking like crazy into the inside of the car. Does anyone know what causes this and how I can fix the problem. Thanks.

How's the inner shift-boot? This is the smaller one that is attached to the tranny.

Edit: He ^^ beats me to it.

The smaller shift boot is in fine condition but I don't think its sitting completely flat on the tranny tunnel on the back part of it

He means the inner boot around the shifter assembly.
Do you have a short shifter, obx type with the two clamps?
I suffered from this particular problem, tranny fluid escaped from the shifter hole up the shifter, failed tech once It was dripping on both sides of the trans tunnel, I did think it was the rear trans seal. The better shifters like B&M and Ralco the B&M knockoff version don't leak.
I just have to replace my shift boot, well it stinks like Gear Oil!

Oh yeah temp fix was RTV around shifter hole and stalk, every 1hour don't go this route!(5yrs)
