Out of the ones you have listed, the maroon one looks best. You need to figure out the mileage on the engine and the chassis. The other one seems sketchy to me, and I wouldn't really want to touch it. Of course, if you're expecting to do a fair amount of work you could, but just be ready for issues.
I bought my 240 stock, and it's excellent. If you don't buy it stock you run the risk of other people's sh*t work causing issues down the road.
As for your questions --
What do i look for when buying a used 240?
----- Nothing specific. Most 240s have been abused. Do your best to pinpoint issues and if you don't feel sure about it, wait for something else to come along. Expect to do work on whatever 240 you get. I recommend finding one as close to stock as possible.
What is the process of swapping the ka for an sr20?
----- Do a search. There are probably hundreds of writeups on this.
Are 240's reliable with the ka?
----- The KA is super reliable, but most have been abused. Still, it's not usually the engine or transmission that have problems.
