I actually had a similar issue with my garage door opening outta the blue before.
It turned out my next door neighbor had re-programmed his remote, and believe it or not he set it to the same exact specification as mine... so my remote opened his garage and vice versa. I just reprogrammed the remote and the situation was fixed
